Exterior Caulking

The exterior envelope of a commercial building helps protect the structure from the environment. Throughout each year, buildings will expand and contract based on the outside temperatures. This, in turn, promotes the deterioration of construction materials over time. The old sealant materials will begin to deteriorate and split, crack, or pull away from the substrates they are adhered to. There are many locations on a commercial structure that require caulking. Examples of these locations are window and door perimeters, siding joints, horizontal and vertical masonry expansion joints, control joints, and areas where dissimilar substrates join together.  

Interior Caulking

Interior caulking helps in multiple ways. Interior caulking helps hide small joints, uneven surfaces, and seams from an aesthetic standpoint. Interior caulking also helps stop drafts around window and door frames, helping with energy bills. It helps prevent insects from entering the structure and causing damage. Caulking can create a more aesthetic appearance to interior walls, flooring, and trim work by hiding unsightly joints or unevenness. Examples of interior commercial caulking are sealing expansion and control joints, trim work, concrete floor, wall joints, and locations piping and vents penetrate walls. Also, where dissimilar substrates come together.

Types of caulking materials.

Sanitary Silicone Caulking – Interior/Exterior Sanitary silicones are designed to be used in bathrooms, kitchens, and anywhere sanitary concerns are present. It is specifically designed to resist the growth of mold and mildew in continuously wet environments.   


Latex Caulking – Interior only Latex caulking is used on the interior of your structure. Latex is paintable caulking typically used around trim work, windows, doors, and other areas requiring paintable caulking. Latex is not designed to be used outdoors or in wet environments. Latex is not intended to be used in joints with unrestricted movement. 


Polyurethane Caulking – Interior/Exterior Polyurethane is a paintable caulking material designed for aggressive adhesion to most substrates. Polyurethane is a long-lasting material when used on the interior or painted over on the exterior of a structure. It promotes excellent elasticity, especially for locations that require paintwork to be completed. This material is a perfect choice for interior and exterior applications. Polyurethane is an ideal replacement for latex on interior joints with known movement, or simply a higher-end material is needed. Polyurethane is also better for applications that may be submerged in water for long periods. 

Silicone Caulking – Interior/Exterior Silicone is a non-paintable material designed to resist UV and exterior elements damage. Silicone has the most extended life of most exterior sealant materials. Silicone is not intended to be placed in locations where joints could be submerged in water for long periods. These locations will be better suited for Polyurethane caulking. 


Fire Caulking - Interior Typically required under specific local, state, and federal building codes. Structures may require specific fire caulking along firewalls separating businesses, joined spaces, or other living spaces. All-Pro Caulking can help determine whether fire caulking would be necessary for your building. 


Window Glazing – Interior/Exterior Window glazing usually is caulking where the glass and frame come together around windows and doors using a silicone sealant. Windows will typically be sealed from the factory along these locations. Still, the environment and UV will begin to damage these areas and allow water intrusion into the home over time.
